Modular Build: Germany’s First Trade Fair for Industrialised Construction Opens in Berlin

My Take (Arnulf Christa): Government backing for modular construction shows the state finally gets it: industrial methods are how we'll solve the housing shortage and labour crisis. But the gap between political ambition (15-20% by 2030) and current market share is huge. This messe will be essential for builders and manufacturers to align on standards and supply chains.

Modular Build represents the first dedicated trade fair in Germany for modular, serial and industrialised construction methods. The event will showcase integrated approaches combining industrial prefabrication, digital planning workflows, serial renovation techniques, sustainable materials and circular economy processes. Organised by Hinte Expo & Conference GmbH, the fair carries the patronage of the German Federal Ministry for Housing, Urban Development and Building (BMWSB), underscoring government commitment to advancing construction industrialisation.

Supporting institutions include the Federal Association of Building Systems (Bundesverband Bausysteme), the Fraunhofer Building Alliance and Kleusberg GmbH & Co. KG, reflecting broad industry and research sector backing. A kick-off event is planned for November 2026, with the inaugural full trade fair taking place 2-4 November 2027 in Berlin. This positioning establishes Modular Build as Germany’s primary platform for networking, knowledge exchange and technology demonstration in industrialised construction.

Market analysts project significant growth for modular construction methods. Current estimates suggest modular building represents 6-8 percent of total construction spending, but this share is forecast to expand to 15-20 percent by 2030. This trajectory reflects government policy priorities, industry recognition of productivity and sustainability benefits, and rising demand for faster, more resource-efficient construction delivery. Modular Build will serve as a critical venue for showcasing innovations and accelerating sector-wide adoption of industrialised methods.
