Modular Construction Expected to Reach 15-20% Market Share by 2030

My Take (Arnulf Christa): Modular construction is expected to increase to one-fifth market share within a few years. That would be a tremendous change. Construction companies would be wise to prepare for it.

Modular construction is projected to achieve significant market penetration by 2030, with forecasts indicating a rise from the current 6-8 percent to 15-20 percent of total construction volume. This trajectory reflects increasing industry maturation and growing recognition of offsite manufacturing benefits in cost reduction and schedule acceleration.

Analysis presented in the July/August 2026 edition of Modular Advantage highlights that while modular building is not a universal solution to housing affordability challenges, it can substantially reduce costs and delivery timelines when financing and regulatory frameworks align with offsite manufacturing realities. The publication documents factory operations at Fero International and previews the World of Modular Europe conference, underscoring sector momentum.

Building permit and approval processes have emerged as critical focus areas. For modular construction to achieve its full potential, all stakeholders require clear, consistent, and predictable examination and permitting procedures. Regulatory harmonization and transparency in approval workflows are essential to unlocking productivity gains and enabling manufacturers to optimize production planning and scheduling.
