My Take (Arnulf Christa): Warsaw is becoming more expensive, and Strabag shows that it can deliver there even in this environment: 200 million euros for a premium residential tower means high profit margins are possible when quality and planning are right. This is a signal for German construction companies that the Polish market offers not only cheap construction sites, but also demanding, lucrative contracts.
Strabag, in partnership with TKT Engineering sp. z o.o., has been awarded the general contractor role for the construction of Roma Tower in Warsaw. The project encompasses the complete turnkey construction of a 170-meter-tall residential tower featuring 48 stories above ground and 6 levels of underground parking and facilities. The building will accommodate 357 luxury apartments and include multiple recreational areas across its height. The contract value is approximately EUR 200 million (840 million PLN), with a construction duration of 50 months beginning in 2026 and expected completion by end of 2030.
The client consortium—comprising BBI Development, Pro Bonum Foundation, Liebrecht & wooD, and AKIPIA—has selected Strabag for its expertise in large-scale high-rise residential delivery. The Roma Tower is designed to achieve BREEAM and Fitwel certifications, reflecting contemporary standards for environmental sustainability and occupant well-being. The project positions itself as one of Warsaw’s most prominent new residential developments and among Poland’s tallest residential structures.
Strabag board member Péter Glöckler emphasized the significance of the contract, noting it represents the group’s largest commercial construction project undertaken in Poland to date. The project reflects continued growth in Central European residential construction and the strategic importance of Warsaw’s real-estate market for international construction firms operating across the DACH region and Central Europe.
